Small Office Units Lead Way To Recovery 14/10/2011

Small office units are proving the most resilient sector in the local commercial property market. Aitchison Raffety has recently completed six office lettings in Berkhamsted and Hemel Hempstead of space of less than 1,000 sq ft and has also completed a freehold sale of 2,000 sq ft at Avebury Court, Hemel Hempstead.




“We still have demand for small office space” says Aitchison Raffety director, Ian Archer (Ian on Twitter). “There is some stock availability but supply is currently low. If this trend continues, rents will firm up which will be good news for landlords who have had to be very flexible over the past few years.”

Recent Berkhamsted lettings include 550 sq ft at Aldbury House let to Taylor McLaren, relocating from Rickmansworth and two floors at Buckland House, Dower Mews each comprising 600 sq ft, one to podiatrist Debbie Herd and the other to R E International Ltd, a home delivery organic vegetable company. In addition a 500 sq ft office in Kings Chambers has been let at the full asking price and 600 sq ft in Claridge Court, also in Lower King’s Road has been let as a photographic studio.

In Hemel Hempstead Aitchison Raffety has let 1,000 sq ft in the Old School House in George Street to local design company PWD which has relocated from offices within the town at 1 Avebury Court, due to a sale to OM Interactive, who bought the 2,000 sq ft unit.
